REAL ESTATE MARKET: REVIEW OF 2020 AND OUTLOOK FOR 2021

The scenario we are currently facing has changed the reality of the Portuguese property market, but despite the uncertainties on the horizon, Ponto Urbano can be proud to remain at the forefront of the property market, which is reflected in the company’s sustained growth.

Data from the National Statistics Institute (INE) reveal that, in the first quarter of this year, house prices in Portugal continued to rise: 10.5% nationwide. However, these data do not translate the impact of Covid-19 in the housing market. Regarding the first half of the year, a time when the impact of the pandemic can already be translated, a balance of activity is made in a half-year report released by Savills, which reveals that property investment fell 16% compared to the same period last year, to 1.7 billion euros.

The sector has experienced uncertain times, with sales declines expected. However, Ponto Urbano faces this reality with naturalness, as it has been able to adapt to the challenges that arise in the market and the inevitable oscillations over time.

A study reported by Visão magazine and entitled “The emerging city”, carried out by the Escuela de Arquitectura Cesuga, from Coruña, in Spain and which in Portugal was accompanied by the Faculty of Architecture of the University of Porto (FAUP) reveals, among other things, some of the desires of those surveyed. “Solar orientation, thermal and acoustic insulation, interior organisation, the existence of a work space autonomous from the living room, large openings of relationship with private exterior spaces (balconies, terraces, patios, gardens), whose existence is strongly desired.”

Paulo Martins, CEO of Ponto Urbano, concludes that “With the time that people have been forced to spend at home we have noticed that clients have realised the great importance of the space where they live in their daily lives and, therefore, they now decide to invest in a house and increase, in the long term, their assets”, adding that “the consumer most values are efficient acoustic insulation, generous interior and exterior areas and a good sun exposure”, concludes Paulo Martins.
